End of Lease Repairs Checklist for Queensland Rental Properties

The easiest way to lose time between tenants is to discover repair items one at a time. A structured vacate checklist turns scattered issues into one repair scope.

Updated 2026-10-07. Queensland focused general information.

Start with the exit condition evidence

Compare the current condition with the entry report and photos. This helps separate pre existing issues, ordinary wear and genuine repair items.

Walls and ceilings

Check for holes, damaged plaster, large chips, failed previous patches, water stains, ceiling access holes and areas where paint touch ups will stand out.

Doors, handles and trims

Open every door. Look for impact damage, sticking, loose handles, missing stops, damaged hinges and broken architraves or skirting.

Wet areas and tiles

Look for cracked tiles, loose fittings, damaged silicone, water related damage and any issue that needs a licensed plumber before make good work begins.

Final presentation

Once repairs are complete, coordinate cleaning, rubbish removal and final photos. The goal is to avoid discovering a simple presentation issue on the day the next tenant is due to move in.
