Hole in a Rental Property Wall: Repair or Replace the Plasterboard?

A hole in plasterboard looks dramatic, but many wall repairs are localised and do not require replacing an entire wall.

Assess the size and edges

Small dents and punctures can use different repair methods from large impact holes. Damaged paper, broken board edges and missing support affect the repair.

Create a stable patch

Larger holes usually need the damaged section cut back to sound material, backing or support added, and a new plasterboard patch fitted securely.

Finish the surface properly

Joint compound, sanding and surface preparation determine whether the repair disappears once painted.

Think about paint before the patch starts

If the wall has old or faded paint, a perfect plaster repair can still stand out after a local touch up. Sometimes the whole wall is the cleaner finish.

Check older wall materials

Older homes can contain materials that require extra care. If asbestos is suspected, stop and use the appropriate specialist process.
