Routine vs Emergency Repairs in Queensland Rentals

Not every broken item is an emergency, but some repairs have specific Queensland rules because they affect safety, security or essential services.

Routine repairs

The RTA describes routine repairs as repairs that are not defined as emergency repairs. Tenants should notify the property manager or owner, ideally in writing, and should not arrange routine repairs without written permission.

Emergency repairs

Emergency repairs include specific serious issues such as major water leaks, dangerous electrical faults, gas leaks, serious roof leaks, blocked or broken toilets and faults that make the property unsafe or insecure.

Why classification matters

Emergency repair rules affect contact procedures and what a tenant may be able to arrange if the nominated repair contact cannot be reached.
