Water Damage in a Rental Property: What to Do Before Repairing the Ceiling or Wall

Water damage is a sequence problem. Fixing the visible stain first is usually the wrong order.

Stop the source first

A roof, plumbing or appliance leak has to be identified and repaired before damaged finishes are restored.

Allow affected materials to dry

Closing wet materials too early can trap moisture and create recurring paint, plaster or mould problems.

Remove material that cannot be saved

Soft, delaminated or badly damaged plasterboard may need to be cut out rather than patched over.

Treat mould carefully

Mould can indicate an unresolved moisture issue. Larger or hazardous mould problems may need specialist assessment rather than a cosmetic clean and repaint.

Make good last

Once the cause and moisture are dealt with, ceilings, walls, trims and paint can be restored.
